Charming villa with exceptional view on the islands from Ithaque and Cephalonie

With its simple design, villa Katsika will enchant you: a 4000 meters plot with olive trees, carob trees and strawberry trees …an outstanding situation for a peaceful stay, enjoying the exceptional sea view in an idyllic setting.
Around the villa, the Mediterranean vegetation, with bougainvillea, rosemary, oleanders and lavenders, mixes with more tropical plants such as hibiscus, ficus, strelazia, and with the scents of jasmine and honeysuckle.

The recent construction is respectful of environmentally-friendly standards: Canadian well, good insulation, outside great pergolas but also ventilators for those searching for more freshness.

A south facing balcony over a secret little pebble cove with a small path leading to it (only a five minutes’ walk), offers a panoramic view of the Ionian sea, strewed with its mythical islands, Ithaca, Kefalonia, Meganissi, Arkoudi, Atokos …a real dream.
For early risers, the sunrise is absolutely marvelous, and later in the afternoon, when the sea breeze blows, it will nicely cool down the shady terraces.
If you are lucky enough to stay here at full moon, its silver reflections on the sea and the pool will fascinate you, during aperitif or grill time…
And when departure time has come, no doubt you will keep in mind these fantastic memories.
Please notice that villa Katsika is available for rent in July and August only.

Outside.

You’ll arrive at the villa from the first floor. Once the car is parked, you can walk on a lovely path (some meters) which brings you to the first room. Covered stairs lead to the ground floor where the first great enchantment awaits while opening the door, the wonderful sea view.
You join the terraces with their shady or sunny areas, as per your choice.
South, you find a dining place under a plant-covered pergola, then on the west side the infinity pool with an incredible sea view with boats sailing on the wind.
Around the pool, the sun chairs and the hammock under the pergola are waiting.
The 8 m x 4 swimming pool with its turquoise water is built in two parts: the first part for those who prefer to swim in low depth (1,10 meters), the second part with a slope deeper to 2 meters.
A shower in the middle of vegetation will delight you with this unending and wonderful view. On the side, a charcoal barbecue and 2 steps up the dining area overlooking the pool and the sea. The peace of a little Greek styled saloon will definitely seduce you.

Ground floor.

The main room with a kitchen open to the living-room and the bright TV place, panoramic with big windows. An office just behind with a CD reader allows you to connect your favorite music.
A woody stair climbs to the mezzanine with 2 beds 90cm and climatisation.
Turning back to the entrance, there are independent toilets and the entrance hall entirely decorated with natural ochers.
Two steps up, the main sleeping room with 2 single beds 90cm, with possibility to join them together to have a 180cm bed with mattress pad. A seperate bathroom with Spa tub and toilets.
A tidying room with safe and washing machine.

First floor.

Near the entrance, the second sleeping room with 160cm bed, its own climatisation, independent toilets, washbasin in the room and its shower on the south terrace ; you will love it… !

Kindly be advised that the owner of the villa has done all necessary proactive disinfestation, always in line to the environmental laws for the protection of the natural life. However the property is located within the beautiful natural surroundings and contact with insects or small animals (eg stray cats, mice, reptiles, flies, mosquitos, ants etc) cannot always be prevented.

Villa Katsika is located on 2,5 km from the village of Sivota, Lefkada, with a beautiful view over the Ionian sea and its Islands.
Please note that the last kilometer to the villa is non-asphalted.

We enjoyed a wonderful week at our little villa which has I believe the most amazing views in all of lefkada.. we arrived to a full blood moon greeting us that was just magical and that began the tone of the week.. Katerina had organised a food package and dinner for us before we arrived and our jeep was brought to the villa and just made it so easy.. all the staff at Lefkada rentals were a joy and it was an incredibly relaxed week.. we are already planning our next visit. The view is unreachable! Philippe helped us in every way! Hope an easy path to the beautiful cove will be built quickly. Some infrastructure problems in the south of Lefkada: Two power shutdowns (no AC!) and stop of public running water in two weeks (Change to water tanks had to take place). The quick support of Philippe made this bearable. WiFi stability should be improved: Router had to be reset every hour.

First of all, the view is mesmerizing. We even saw 2 dolphins jumping! House is clean and made us feel right at home from the first minute. The island in November is very calm. We visited many gorgeous beaches and there were only one or two people wondering around like us, it was very relaxing. The sea was warm enough to swim and the sun still had power in it - we all came back tanned. I'd love to do this again!

Very clean, fully equipped spacious villa made our stay special! Super comfy with 2 toilettes and 2 showers, separated bed room, big kitchen with dishwasher, living room with big Tv, which probably won't be used as you have an outstanding live view right from the couch:) ...extra room with washing machine and other stuff necessary for cleaning was very handy, window shades all over the villa highly appreciated. Upstairs there was another bed room with big space perfect for my yoga practice. We enjoyed having bbq outside, big outdoor pool, sun tanning, outdoor shower - all with the most adorable view ever! Down the hill, approx. 7min. by walk there is a charming, almost private beach with crystal clear turquoise water. Beaches in Lefkada are just perfect. To get to most of them a car is necessary - private parking right next to the villa helps a lot. Little details like fresh local flowers, hand made design decorations accomplished the perfect experience of our holiday. Highly recommended accommodation for your stay in Lefkada!

. Gorgeous infinite pool which was a really lovely temperature and always clean. We made full use of the BBQ area too. Philippe met us and recommended a few places for us to eat - all of which we tried and really enjoyed. The small harbour of Sivota is delightful and about 2 miles away - so very convenient. We have returned from an amazing family holiday at Villa Katsika. The villa is in a blissfully quiet location down a rather bumpy track near Sivota, a charming small harbour on Lefkada. The pictures are good but nothing prepares you for how mesmerising the views are. It is situated on the hillside amongst olive trees with uninterrupted views over the sea to Meganissi, Kefalonia and Ithaca. It is fairly well equipped with all the basics and the air conditioning was a good addition. Linen and towels provided were a good quality and clean. The infinity pool and outside space was excellent and very well used! We would like to thank Phillipe and his wife who were very welcoming on our arrival and went out of their way to make sure that we had good internet for my husband to work! There is a lovely secluded cove within 5 minutes walk down the cliff (not for the faint hearted) but well worth it and we spend several days snorkelling in the safety of this sheltered bay. Further a field our favourite beach was Megali Petri - truly stunning- the difficult drive is worth it. Plenty of shops, bakeries and small supermarkets with a 10 - 15 minute drive to make self catering easy. All in all a great place for a holiday away from the crowds. We came back thoroughly refreshed and wanting to return.

My sister and I stayed at Villa Katsika for a week and it was absolutely wonderful. The owners who live nearby gave us ideas about beaches, restaurants and shopping areas to visit and even took some lovely photos for us to record out stay. We can't recommend it highly enough, everything went without a hitch and was fabulous.

Nous avons passé une semaine de réve dans la villa Katsiky. L'accueil y est chaleureux et soigné et les prestations (premium) proposées sont excellentes. Les enfants ont apprécié la vue sur la mer depuis leur lit, la piscine à débordement avec la douche extérieure et le barbecue. Quant à nous, nous avons apprécié notre chambre indépendante et la machine Nespresso pour commencer la journée avec un bon café au bord de la piscine. Impossible to explain how it is so nice to spend time in this villa. We fall in love for the small peeble beach just 5' by foot path a little steep but so amazing. If you like grilled fish visit Yannis from Ionian Taverna on the small harbour from Sivota and you will be so happy. thanks to Anna and Philippe

Une villa sans prétention mais ou rien ne manque avec une vue époustouflante et une ambiance propice à la détente voir la méditation.
